LAMOUR Clinic and LAMOUR Community Healt Property Maintain Manager in Randolph, Massachusetts
The Property Manager is responsible for daily maintenance management regarding properties and meeting with vendors.This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company\'s standards for cleanliness, appearance, safety, and overall functionality. * Completes assigned work orders, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements * Completes the \"make-ready\" process to prepare vacant by completing the pre-move-out inspection, creating a \"punch\" list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work. Other responsibilities include: participation in monitoring compliance with service program requirements through oversight of property maintenance, reporting protocols and follow-up. Direct oversight of property maintenance including but not limited to Knowledge of plumbing, HVAC, appliance repair, electrical, and carpentry work. * Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas * Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet) * Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance QUALIFICATIONS REQUIRED AND EXPERIENCE: Degree preferred, but not required for experience, Minimum of 3 years of recent or previous experience demonstrates a high proficiency and understanding of systems such as HVAC, plumbing, electrical, mechanical, and code compliance. * Possess an understanding of OSHA and life safety regulations * At least 3 years of multifamily property maintenance experience * Knowledge of plumbing, HVAC, appliance repair, electrical, and carpentry work * Bilingual a plus; Haitian Creole, Portuguese Creole, Spanish, Vietnamese, Chinese, or Cambodian POSITION RESPONSIBILITIES AND TASKS: *On call for as needed 24 hours for oversight of all property maintenance, program materials and supplies * Lead for maintenance of multiple priorities and oversight, program materials and supplies * Manager of properties includes oversight of all property maintenance, program materials and supplies * Maintenance coordinator responsibles for the day-to-day operations of facilities management functions * Performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities including putting equipment together, repairing equipment and installing equipment and common areas of the property meet the Company\'s standards for cleanliness, appearance, safety, and overall functionality * Managing responsibility for ensuring efficient upkeep of properties through effective service function management. * Property maintenance is the process of ensuring buildings and their immediate environments are in optimum condition. It includes maintenance activities such as safety checks, cleaning, rodent control, garbage disposal, gardening, landscaping, and asset repairs. * Cleans walls, floors, carpets and other interior building components by mopping, scrubbing, waxing, shampooing, or vacuuming. Removes trash from buildings. Empties and cleans wastebaskets, garbage and recycling containers, etc. Transports trash and recycling to the disposal area. * Assists in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the prope ty to management * Daily travel
