The RMR Group Portfolio Manager in Newton, Massachusetts
The Portfolio Manager will be responsible for overseeing the maximization of the performance and value of the ownership entity's portfolio of assets. The Portfolio Manager is responsible for formulating and implementing a long-range asset management strategy for all assets within the REIT. They will work closely with the Senior Director of Portfolio Accounting to deliver the results of the portfolio to the REIT’s leadership, and will work closely with Asset Managers and Property Management to ensure that the strategy is implemented.
Manage an assigned portfolio for preparation of portfolio valuations and return analysis quarterly. Work with the Director of Portfolio Management and team on development of hold/sell/redevelopment recommendation strategies.
Develop annual and long-term Strategic Asset Plans for an assigned REIT (or ownership) to maximize investment returns, to be updated quarterly or annually, as budgets are reforecasted.
Monitor the marketplace to identify and assess industry trends that can inform strategy and operational plans.
Approve lease proposal and security deposit recommendations within determined approval parameters.
Monitor brokerage relationships to ensure maximum effectiveness.
Work closely with the Senior Director of Portfolio Accounting to provide reporting at a REIT level to understand the portfolio’s performance and to provide necessary leasing and capital assumptions to assist in maintaining a REIT forecasting model.
Work closely with the Acquisition team to develop a Strategic Asset Plan/hold period, and a capital plan at time of acquisition. Assist in due diligence.
Incorporate a value-oriented approach to decision making by analyzing lease opportunities and running financial models to support major capital investment and financing decisions.
Bachelor’s degree; preferred in Accounting, Finance or Business Management; advanced degree a plus.
10 years’ experience in commercial real estate.
Prior experience as a Portfolio Manager or Senior Asset Manager for a REIT.
Solid exposure to net lease, industrial and MOB/Lab leases.
Exceptional organizational and follow-up skills required, along with the ability to multi-task and bring individual issues to timely closure.
Analytical problem solver that can creatively devise solutions and provide tactical advice/implementation strategies.
Excellent written and oral communication skills.
Strong work ethic and commitment to meeting deadlines.
Ability to work in a fast-paced, team centered, results-driven environment.
Proficiency with Microsoft Office products, ARGUS Enterprise, accounting software, database management and reporting.
